Non-removable features like shelves and wall-storage units are also inspected.

Standing water can cause wooden posts and support structures to dry-rot.

Also, metal components used in the construction of decks and porches must meet certain guidelines in terms of strength and resistance to rust.
Driveways & Walkways:

stressed concrete Tree roots nearing the surface of a property can crack concrete parking areas and sidewalks.

Inadequate water drainage can lead to potholes. The settling of certain types of soils can, over time, cause similiar damage to flat surfaces.

These deformations can pose potential trip hazards and must be identified.
Kitchens & Appliances:

mold and mildew Kitchens are inspected for water damage caused by leaks in plumbing lines.

Cabinets and shelving are inspected for missing hardware, alignment and usability.

In addition, appliances such as refrigerators, stoves and dishwashers should work efficiently and as intended.

The presence of droppings left by vermin and residues caused by moisture penetration are often indicative of larger, structural deficiencies.

Sealants are used in conjunction with flashing and help protect areas where walls and adjoining surfaces meet.
Windows & Awnings:

poor installation Faulty window framing and deteriorated sealing raise the cost of heating and cooling a house.

In severe cases, improper installation and maintenance can lead to windows that do not open and/or shut completely.

Inadequately sealed windows that constantly allow water to penetrate will ultimately lead to subsequent damage to interior spaces.
Attics & Roofs:

loose shingles As a roof ages, missing shingles, tiles and/or inadequate flashing become entry points for water.

Water entering the roof is evident in the attic area. Insulation and sheathing can be damaged by exposure.

Ductwork efficiency degrades through tears and misalignment caused by contractor error (usually unintentional).

Gutters and downspouts clogged with debris or installed with ill-fitting seams impede a roofing system's ability to channel water away from a house's foundation.
Pools & Hot Tubs:
