Home Repair Guidelines Changed by Federal Agencies in Chinese Drywall Cases

On April 1, 2011 The Seattle Times reported on changes to home repair guidelines that had initially been set by U.S. District Court Judge Eldon Fallon in 2010.  This change affects the repair of a home’s electrical system corroded by Chinese drywall.

Instead of replacing all of the wiring, the new home repair guidelines limit repairs to those systems directly associated with safety devices and visible outlets and not electric wiring behind the actual drywall itself.  The testing methods used by the federal agencies in making their determination are raising concerns in the construction industry:

“The experiment does not, and could not, possibly capture every permutation of conditions, wiring, installation, brands, environmental conditions and other possible confounding factors that are actually present in the affected houses.”

A recent report of a Florida home owner having their home’s drywall replaced by the drywall manufacturer does not indicate whether or not its electrical system was replaced, as well.

Habitat for Humanity Homes in Lehigh Acres Affected by Chinese Drywall

On March 31, 2011 WBBH News (NBC2) reported that homes built by Habitat for Humanity in Lehigh Acres were among at least 25 homes affected by defective, Chinese drywall:  “[The homes'] drywall, insulation, air conditioning and wiring all needed to be replaced.”

The homes’ extensive damage caused by the presence of the defective drywall comes as no surprise.  The fact that the drywall problem made its way into the humanitarian works of a well-known, charitable organization is worth noting, however.

Chinese drywall does not discriminate in terms of the damage it causes and poses a problem for home owners everywhere, regardless of income.
